These are some common questions our clients ask about our home inspection process.
There’s no need to attend the whole inspection as that would take too much of your time and would most likely leave you bored. However, we do set aside one hour, post-inspection to give you a guided walkthrough of the issues that we’ve uncovered with the home, and will let you know the best time to show up for that part of the inspection.
Once your inspection is scheduled, we’ll send a confirmation email with all the details of your appointment. You’ll also receive access to your online inspection portal, where you can sign the inspection agreement and make a secure payment.
We ask that the agreement be signed before the inspection. Payment may be made before, during, or after the inspection, but inspection reports cannot be released until the signed agreement and payment have been received.
The full inspection will take around 3 to 4 hours with larger homes taking longer. We reserve the last 30 minutes to an hour to walk the property and review our findings with you in detail. We spend additional time completing the report after following the inspection and make sure you have it in hand that evening. We are always available to address additional questions or concerns should they arise.
If there is heavy rain forecasted on the day of your inspection, we may need to reschedule for another day. If the rain is expected to be intermittent or light, then there won’t be any problem with us completing the inspection as scheduled.
A pool and spa are features that are not common to every home. They have complex and specialized components that require professional knowledge and tools in order to properly inspect and diagnose potential issues. We do offer a pool inspection service through a highly qualified third-party vendor which you can learn more about here.
Lawn irrigation systems are considered non-structural, landscaping features that are not common to every home. They utilize specialized components that require professional knowledge and tools in order to properly inspect and diagnose potential issues. This is not a service we are trained in or have the equipment for, so we do not offer it as part of our standard home inspection.
